Construction drawing bestektekening

Realising a bestektekening starts with a good construction drawing. It tells the municipality what you are going to build, tells your contractor what to make and prevents surprises during the renovation.

I want a bestektekening, where do I start?

Start with your wishes: the dimensions, the layout and the desired materials. Then gather what already exists, photos of the current situation and any old drawings. With that information our building engineers professionally work out both the existing and the new situation, ready for the next step.

Do I need a permit for a bestektekening?

That depends on the location and dimensions: at the rear you can often build permit-free, at the front or side usually not. Our drawings meet the submission requirements of municipalities throughout the Netherlands, so when an environmental permit is needed you can submit directly via the Omgevingsloket.

What is on the drawing?

You receive floor plans, elevations and sections to scale, of both the existing and the new situation, in accordance with the Dutch building regulations (Bbl). You get everything as a PDF to share and as an editable DWG file for your contractor. A structural calculation with structural drawing is easy to order alongside.

Wat is een bestektekening?
Een bestektekening is de tekening waarmee gebouwd wordt. Waar een bouwtekening voor de vergunning laat zien wát er komt, laat een bestektekening zien hóé het gemaakt wordt: welke materialen, welke maten, welke aansluitingen en details. Aannemers gebruiken hem om een prijs te bepalen en om op de bouwplaats mee te werken.
Het woord bestek komt uit de aanbesteding. Het bestek beschrijft in tekst wat er geleverd moet worden; de bestektekeningen horen daarbij en maken het visueel. Samen vormen ze de opdracht aan de aannemer.

Bestektekening of werktekening?
Die twee lopen in de praktijk door elkaar. Een bestektekening hoort bij de aanbesteding: hij is gedetailleerd genoeg om op te prijzen. Een werktekening gaat nog een stap verder en is bedoeld voor de uitvoering, met alle details op ware grootte. Wij leveren beide; bij de aanvraag geef je aan waarvoor je de tekening nodig hebt.

Werktekeningen voor de uitvoering
Werktekeningen zijn de tekeningen waarmee op de bouwplaats gewerkt wordt. Ze gaan verder dan de bestektekening: alle details staan erop, op ware grootte, inclusief aansluitingen, kozijnstaten en principedetails. Waar het bestek in de bouw beschrijft wát er moet gebeuren, laten de werktekeningen zien hoe het precies in elkaar zit.
Wij leveren werktekeningen los of in combinatie met de bestektekeningen. Werk je met een vaste aannemer, dan stemmen we het detailniveau vooraf met hem af, zodat je niet betaalt voor detaillering die hij zelf al doet.

Wanneer heb je een bestektekening nodig?
Zodra je meerdere aannemers wilt laten offreren op hetzelfde plan. Zonder bestektekening krijg je offertes die niet vergelijkbaar zijn, omdat iedere aannemer zijn eigen aannames doet. Met een bestektekening prijzen ze allemaal hetzelfde werk.
Ook bij een verbouwing waarbij constructie wordt geraakt is een bestektekening verstandig. Wij kunnen de bijbehorende constructieberekening in hetzelfde traject verzorgen.

Kosten van een bestektekening
De prijs hangt af van de omvang van het project en het detailniveau dat je nodig hebt. Vraag een offerte aan, dan weet je binnen één werkdag waar je aan toe bent.

What is the delivery time of my drawing?

As standard you receive everything within 2 to 4 weeks. In a hurry? Then choose Express (within 2 weeks, +50%) or High urgency (within 1 week, +80%).

Is the drawing suitable for the permit application?

Yes. All drawings are delivered permit-ready in accordance with the Building Decree. Note: municipalities usually also require a structural calculation with structural drawing, which you can easily select with your order.

What exactly do I receive?

You receive floor plans, elevations and sections as a PDF to share and as an editable DWG file for your contractor. If you order structural work alongside, the calculation and/or structural drawing is included as well.

What if something needs to be adjusted?

The first revision round is included free of charge, even if the municipality has comments. Any additional changes after that are discussed with you in advance.

How do I supply my information?

With your order you can directly attach a project description and documents (photos, sketches, existing drawings). After that you get access to your own online file with direct contact with your draughtsman.
